The Landings is one of the three “Bayview Drive area” neighborhoods in NE Fort Lauderdale (with Coral Ridge Country Club and Old Coral Ridge being the others). Located just to the North of Coral Ridge Country Club, this neighborhood is geographically defined by Commercial Boulevard to the South and Federal Highway and the Intracoastal Waterway to the East/West with Bayview Drive running right through the middle of the neighborhood.
The Landings is made up entirely of waterfront homes with Bayview Drive separating the homes into either “Fixed Bridge water” or “No Fixed Bridge Water”.
Most waterfront properties for sale in Fort Lauderdale (most, not all) are referred to as “deepwater” which simply means that a boat can access the ocean without ever having to clear a “fixed” bridge (no drawbridge). The Landings has one fixed bridge (2 bridges but the same height)* that measures 11.5’ at “midtide” (* about 10-12 homes have even a third bridge that is even lower-approx 8’). My explanation to buyers has always been that the fixed bridge side works for many/most cabin cruisers and center console type boats (or more boat than I could ever afford!).
The Landings is similar to the other Bayview Drive neighborhoods but different (very insightful I know). All things being equal, a buyer will get a little more “bang for the buck” when compared to the Coral Ridge area and significantly more for the money than a waterfront in any of the SE Fort Lauderdale neighborhoods (Rio Vista, Harbor Beach, Las Olas). Located approximately halfway between the two major inlets (Port Everglades in Fort Lauderdale and Hillsboro Inlet in Pompano Beach), a boater will have a slightly longer voyage before hitting the Atlantic. I always joke that if your worst problem in life is that it takes an extra 15 minutes to get to the Ocean you're doing pretty good. Most waterfront buyers for NE Fort Lauderdale (where, remember, you get more for you $$ than SE Fort Lauderdale) look interchangeably up and down Bayview Drive and focus on the right house at the right price.
The Landings embodies the best of East Fort Lauderdale living and the Eastside “lifestyle”-suburban tranquility with city conveniences. The ability to be 5 minutes away from “everything” including private schools, grocery stores, restaurants, the beach (I’m told it’s lovely) and still close to downtown (ahh work) and the airport (don’t leave!).
