One of the more charming, tucked away neighborhoods in all of Fort Lauderdale is Sunrise Intracoastal. Unknown to many full time residents and Fort Lauderdale Realtors alike due to its secluded location, Sunrise Intracoastal makes an immediate positive impression to every visitor that first drives through. Geographically located South of Sunrise Boulevard, the neighborhood is a peninsula buffered by the Intracoastal Waterway to the East and the Middle River to the South and West.
One of the best features of Sunrise Intracoastal is the single point of entry that is flanked by a guardhouse and gate. A small neighborhood or less than 500 residents, Sunrise Intracoastal is made up of approximately 1/3 waterfronts and 2/3 drylots. There is probably no smaller concentration of better views in all of Fort Lauderdale than in Sunrise Intracoastal as the waterfronts fall into one of two categories-direct Intracoastal frontage (with a daily parade of boats and a backyard that faces East) or along the Middle River which is to many people even more special. The waterfront homes that adjoin the Middle River offer several distinct features that make them special: long, wide water views among the best in town, the ability to dock a boat(s) perpendicular to the house and thus not obstruct your view, and Southern exposure (a few of the homes face West).
The non-waterfronts, or drylots, are equally impressive when compared to other neighborhoods in town. With most lots being at least 125’x 100’ (that’s oversized for city living), a drive through the neighborhood will reveal many large, custom homes that do not feel out of place like in some areas. Rather, this neighborhood was meant to be home to large, stately mansions (in the good way, not the “McMansions” everyone hates). Drylot homes in the neighborhood routinely sell for prices not far off of what waterfronts sell for. The area is “special” and always sells well.
