Rio Vista is one of East Fort Lauderdale’s oldest neighborhoods and is known for its charm, mature tree growth, and old Florida feel. Geographically located South of the New River (the tunnel on US 1) and North of the SE 17th Street Causeway, East of Federal Highway and West of the Intracoastal Waterway. Rio Vista is popular for locals who work downtown and want a quick travel to work or anyone commuting South to Miami as Rio Vista is basically the most Southern East Fort Lauderdale neighborhood. In addition to those of us that have to work for a living (kidding!!), Rio Vista has major appeal for any serious boater due to its proximity to Port Evergaldes and is one of the three major Southeast waterfront neighborhoods, with Las Olas and Harbor Beach being the others. A boater in Rio Vista can be out to the Atlantic Ocean in literally minutes (10 or less is realistic).
Rio Vista is a diverse neighborhood in that approximately half the homes are on the water and half are not. Homes range from small two bedroom bungaloos off the water (“drylots”) to custom mega mansions on the water as well as newer construction drylots that offer the space and turnkey remodeling that many buyers demand. Rio Vista embodies what city living is all about-close to everything, heavy on charm and a custom feel, and of course making some sacrifices on square footage and closet space (unless you go the mansion route). Even within East Fort Lauderdale buyers will notice a difference when looking between Southeast and Northeast in terms of cost, “bang for the buck”, lot size, and overall style, charm, and day to day convenience. All things being equal, homes in SE Fort Lauderdale are more expensive when compared to the NE neighborhoods. Whether or not a buyer ever ends up living in Rio Vista, I have never known anyone to not be impressed when first driving through…if only we all made that kind of first impression.
