Originally built by developer Haft Gaines in the early/mid 1960’s with retirees and second homeowners in mind, Imperial Point today is home to mainly locals looking for an “eastside” location with a suburban feel. Imperial Point is geographically located just on the Westside of Federal Highway and East of NE 18 Avenue and North of Commercial Boulevard and South of McNabb Road. Imperial Point is one of the great NE Fort Lauderdale neighborhoods on the “West of US 1 Corridor” with Coral Heights, Coral Ridge Addition, Mary Knoll and Coral Ridge Isles being the others. Home to many first time buyers, adult couples without children, seasonal homeowners, and lots of families with children Imperial Point is popular for its larger lots, idyllic serenity, affordable prices, and fantastic eastside location. One of the only neighborhoods in Fort Lauderdale to be built with sidewalks, Imperial Point has always felt like an “up north” suburban neighborhood but with all the conveniences of city living.
Houses range from smaller two bedroom “models” (old timers rattle off names like The Ambassador, The Cavalier, and my all time favorite the V-511) to larger four bedroom/3 bath homes. Pools are common, standard lot sizes are 75’ wide by 100’ deep (large for city living), and most homes have at least a carport if not a 1 or 2 car garage. Many homes have been expanded and completely remodeled with no detail overlooked while more than a few homes reflect their original glory (Realtor speak for old kitchen and baths).
Imperial Point has always been a bridge to the Bayview Drive area of NE Fort Lauderdale. It is quite common to see a young couple buy their first home in Imperial Point and eventually “move up” to a home in Coral Ridge or The Landings only to see the cycle completed with an older couple who sell the “big waterfront” and scale down to Imperial Point; all while never moving more than a 1-2 miles.
